Kristina Zanic Consultants has unveiled an avant-garde design vision for The Unexpected Marjan Island Hotel and Residences, a landmark development now under construction. The concept fuses colour, movement, and music, delivering an immersive experience that redefines luxury and entertainment.

Developed by Almal Real Estate Development, an award-winning Dubai-based luxury property developer, the project will be managed by Palladium Hotel Group under The Unexpected Hotels & Residences brand. Design & Architecture Bureau (DAR) has been appointed as the lead design consultant, overseeing the project’s lifecycle. With 422 hotel rooms and residences, the property’s prime location adjacent to the upcoming Wynn Island positions it as a premier destination for affluent travelers and partygoers seeking high-energy experiences. Completion is scheduled for 2027.

At the heart of the design is Cymatics—the visual representation of sound waves—a theme that aligns with the brand’s deep-rooted connection to music and entertainment. This concept translates into dynamic, fluid interiors that embody energy and movement.

The interiors take cues from the beachfront setting, incorporating gradient hues that mirror the shifting tones of the sky and sea. Reflective surfaces, layered textures, and fluid, modular furniture amplify the sense of transformation, allowing for flexible reconfiguration of spaces. Statement pieces punctuate the design, creating elements of surprise that reinforce the hotel’s playful and luxurious identity.

Upon entering the hotel, guests are greeted by a striking custom light installation in the brand’s signature red, inspired by its hummingbird logo. Above, a sweeping digital display simulates movement, enhancing the immersive experience. The lobby’s serpentine sofa, set against a swirling marble floor, enables adaptable seating arrangements, reinforcing the dynamic atmosphere.
Mirrored ceilings and gradient hues enhance a playful ambiance
The guest rooms and suites continue the sensory journey, featuring a colour gradient that transitions from light, beach-inspired tones near the windows to deeper hues towards the interior. Mirrored ceilings and sunset-hued headboards add an edgy, contemporary touch, while glass-walled bathrooms with gradient opacity create a seamless blend between public and private spaces. Freestanding bathtubs, integrated directly into the bedroom, elevate the experience with an indulgent flair.
